This service is suitable for any landlord wishing not to be involved with the day to day letting or management of their property.
The Full Management Service includes the following:
- A property appraisal by our rental valuer
- External/ Internal Photographs
- Internal floor plans
- Detailed inventory
- To Let Board displayed at the property (where possible)
- Email/ Postal marketing of property details to prospective tenants
- Advertising in the local press
- Advertising on our top ranking website
- Advertising on national property internet portals
- Forwarding of details to local relocation agents
- Interview and assess applicant suitability
- Undertake prospective tenant referencing and/or credit checks
- Prepare/sign tenancy agreement and other relative legal documents
- Collect deposit which will be held on behalf of the landlord in a non interest client account
- Inform services such as gas/electricity/water and council of tenancy change
- One to one check in and issuing of keys
- Receiving of rents and accounting to the landlord on a monthly basis
- Dealing with any arrears letters and statutory notices. (please note: if legal action is required it will be charged as extra)
- Ensuring that the property has up to date safety certificates as required by law
- Quarterly inspections to ensure condition of the property
- Co-ordinate any maintenance required (to a £200 labour limit unless discussed with the landlord, subject to emergencies) and settle from the monthly accounts
- Carry out a full property inspection/ inventory check at the end of the tenancy then release the tenancy deposit after deducting dilapidations
- Arrange any work to be carried prior to new tenants moving in
